PRECONSTRUCTION

The best opportunity to deliver value on your project happens before construction. During this phase, we help clients identify unique project risks and challenges – and have solutions from years of industry experience. Collaboration and partnerships are the key to a successful project. We will do whatever it takes to help your project, including grant and tax credit opportunities, in-house legal work, site selection, estimating, constructability, scheduling, budgeting, and working with lenders to ensure project success.

DESIGN-BUILD

Under our Design-Build delivery method, Senne takes on both design and construction responsibility for the Owner under a single contract. Creating a more seamless project delivery for the Owner, the incentives for the Design-Build Team are to solve problems, and meet Owner objectives within schedule and budget. This method also allows for reduced project timelines. Preconstruction collaboration between contractor and design team creates greater overall project value.

Our focus is on early partnerships and collaboration with the Owner and the design team as a construction manager. Early engagement allows Senne’s management team the opportunity to provide preconstruction services, and find economical solutions for project challenges. Meeting project objectives and design intent at the best value is the result. Senne then has the capability to convert to your general contractor once construction begins.

GENERAL CONTRACTING

Under the traditional building process, the Senne team has a track-record of putting in the extra effort post-bid to provide real, tangible value for project owners and the design team. When bids come in over budget, extensive value engineering and proposed alternates can help an Owner still achieve their project objectives and stay within budget.

Under this method, the Owner has separate contracts with the architect and the general contractor. Chronologically, design is completed first, and construction begins after. Pricing can be a fixed lump-sum, or negotiated as cost-of-work. Senne’s ability to self-perform carpentry work and metal fabrication capabilities add a lot of value and quality to these types of projects.
