Claire’s Courtyard is an addition of indoor and outdoor space on the west side of the existing Library in Topeka. The project includes an amphitheater with built-in seating and a stage, a sunshade trellis, a pavilion for indoor and open air events, a water feature, beautiful landscape and hardscape, outdoor seating, and public gathering spaces.
This project was competitively priced against competing contractors. Senne was the lowest bidder; however, costs were still over the Library’s budget. We worked diligently with the Library and design team to figure out how we could still meet all project goals within their budget.
Ultimately, we provided the Library with nearly 40 options and alternatives to the original project. This work reduced costs by 21%, and most importantly ensured all original project objectives were still met. By going through this process, the Library saved over $250,000. As a result, a much needed item was added that was not a part of the original budget – air conditioning for the indoor pavilion.
